The tax bill on an investment asset in Andalusia does not depend on what you buy so much as on who sells it to you. This is the part nobody explains before the deposit.

Before you commit

It depends on who is selling. If the seller is a company or a professional developer, the transfer of building land carries 21% VAT plus 1.2% stamp duty (AJD). If the seller is a private individual, it is transfer tax (ITP) at 7%. The taxable base is the higher of the deed price and the cadastral reference value. Add notary, land registry and valuation fees on top.
