An optional, separately paid service: documents to and from the notary and the land registry, payment of the purchase taxes, and transfer of electricity, water and refuse collection into your name.

As a buyer, do I pay any fee to ZAR 2010?
No. If you buy a home through ZAR 2010 you pay no agency fee.
Do you speak English?
Yes. We work in Spanish and English, by phone, by e-mail and in person.
Can I view a home without travelling?
Yes. Ask us for a video-call viewing of any home in our portfolio, with no commitment.
Who checks that the property is legally in order?
Before you pay a deposit we check the land-registry extract (nota simple) and whether the property carries any charges. On signing day we come with you to the notary.
How much will the purchase cost on top of the price?
It depends on the home and on your situation: taxes, notary and land registry. We explain it to you in person, with real figures, never with an automatic reply.
Can you arrange a mortgage?
We don’t offer financing. Our advice is to start with your own bank, which already knows you.
What is the after-sale service?
Our services for buyer and seller end when the sale is signed at the notary. Optionally, and not included in the basic service, we can take care of the paperwork afterwards: documents to and from the notary and the land registry, payment of the purchase taxes (ITP, VAT and AJD), and transfer of electricity, water and refuse collection into your name, including their direct debits.
I want to sell my property, what do I need?
The title deeds, the energy efficiency certificate (if applicable), the ID documents of every owner and the last IBI (council tax) receipt. All the owners sign a sales instruction authorising ZAR 2010 to market the property.
Exclusive or non-exclusive?
We mainly work without exclusivity: you are free to sell on your own or with other agencies. If you sell without us, we only ask you to let us know so we can take the home off the market.
When do I pay the agency fee as a seller?
Only once the sale is completed at the notary and the new owners have possession. Never before, neither in full nor in part.
Do I pay for the photographs?
No. The professional photo shoot is included in our sales service. ZAR 2010 owns the copyright of the photographs and may choose not to hand over copies.
