Getting to know each other before any commitment

Before talking about prices or signing anything, we want to know you. In this first meeting —which can be at our office on Calle Mayor 48, Garrucha, or wherever you prefer— we explain exactly how we work, what we do to sell your home and what our fees are.

02 Valuation

Real valuation, based on market data

What documentation do we review?

  • Copy of the deed or registry simple note.
  • Latest IBI receipt (where the cadastral reference appears).
  • Energy efficiency certificate (CEE) in force.
  • Statutes of the community, certificate of being up to date with payments and, if applicable, ITE.
  • Any specific documentation according to the legal status of the property (charges, inheritances, divorces, unregistered works...).

If your home has any particularity —recent inheritance, separation, unregistered works, rustic land— tell us as soon as possible. 80% of problems at the notary are avoided with three months notice.

04 Sales order

08 Closing and notary

Closing: deposit contract, notary and payment

When we find the right buyer, our team takes care of managing the entire final legal process for your peace of mind.

  • Deposit contract (arras): we draft this essential document where both parties sign an official reservation. An economic deposit is delivered as a guarantee (usually 10% of the sale price).
  • Coordination with the notary: we take care of preparing the file, coordinating the appointment and reviewing the deed before the signing.
  • Assistance at the signing: we accompany you personally to the notary on the day of the signing until you receive payment for your property and hand over the keys.
