Getting to know each other before any commitment
Before talking about prices or signing anything, we want to know you. In this first meeting —which can be at our office on Calle Mayor 48, Garrucha, or wherever you prefer— we explain exactly how we work, what we do to sell your home and what our fees are.
Our goal is for you to leave this first conversation knowing perfectly what will happen from now on. No pressure, no commitments. If what you see fits, we continue. If not, we part as friends.

- Copy of the deed or registry simple note.
- Latest IBI receipt (where the cadastral reference appears).
- Energy efficiency certificate (CEE) in force.
- Statutes of the community, certificate of being up to date with payments and, if applicable, ITE.
- Any specific documentation according to the legal status of the property (charges, inheritances, divorces, unregistered works...).
If your home has any particularity —recent inheritance, separation, unregistered works, rustic land— tell us as soon as possible. 80% of problems at the notary are avoided with three months notice.

Always informed, never in the dark
Every time we organise a physical visit to your property, you will receive an email notice with the day and time. During the visit, an agent from our team accompanies the buyer and answers their technical questions.
After each visit, we send you a brief summary with the feedback received. So you know what is working, what objections appear, and what adjustments we might propose.
Closing: deposit contract, notary and payment
When we find the right buyer, our team takes care of managing the entire final legal process for your peace of mind.
- Deposit contract (arras): we draft this essential document where both parties sign an official reservation. An economic deposit is delivered as a guarantee (usually 10% of the sale price).
- Coordination with the notary: we take care of preparing the file, coordinating the appointment and reviewing the deed before the signing.
- Assistance at the signing: we accompany you personally to the notary on the day of the signing until you receive payment for your property and hand over the keys.
Our work does not end until your money is in your account. Even after, we offer support in utility changes, communication to the community and any post-sale procedure you may need.
